Market data over the last 2 years indicates that in the southern area of the previous Rodney District and the northern rural areas of the previous North Shore City there have been a number of lifestyle properties that have sold for at least $2,500,000 or in excess. To our knowledge there have been several major sales that were transacted last year.  These properties include 60A Goldflats Lane, Coatesville which sold in March for $7,600,000 - an eight bedroom, larger 1,450 square metre home recently built with substantial inground pool on a 1.82 hectare site. 

The adjacent property 60B Goldflats Lane, Coatesville sold in November 2011 fro $4,400,000.  This is a six bedroom 900 square metre plastered brick/tile home, once again on a 2 hectare site, large inground pool and associated cabana. 

In December a quality lifestyle property at 878 Ridge Road, Coatesville sold for $2,750,000.  The property includes a six bedroom, close to 600 square metre, colorsteel/weatherboard home on 2.4 hectares.  Recently constructed buildings with excellent garaging.  Excellent buying as the property had been for sale for some considerable time with the vendor understood to have turned down offers in excess of $3000,000 in the past.

A larger land holding of 14.2480 hectares at 945 Kahikatea Flat Road, Waitoki was sold in July 2011 for $2,755,000.  The property included a fairly subsantial four bedroom solid masonry home with associated Infinity pool, excellent planting and landscaping and excellent presentation.  The property is located to the heart of the Waitoki Village and enjoys a warmer northerly aspect.

A 6.9 hectare property at 92 Three Oaks Drive, Dairy Flat sold in January last year for $3,150,000.  The development includes a four bedroom 626 square metre residence, quality structure with excellent planting and landscaping. 

A common factor in the sales data for more substantial superior quality lifestyle properties include a large superior quality residence, inground swimming pool, excellent site landscaping and planting and other facilities possibly tennis court or similar. The market would appear to be driven predominantly from offshore buy European based purchasers seeking to relocate in and around Auckland and attracted by the local facilities and amenities including good quality schooling. Some of the properties have additional attributes including water access however the common feature is generally the fairly substantial large superior quality residence on a land holding of around 2 hectares or 5 acres.

A list of the properties that have sold in the high end of the lifestyle market in the year 2010 we which believe are of significance include the following:

11 McGiven Place, Coatesville - sold March 2010 $2,700,000 2.8457 ha, elevated lifestyle block with a larger four bedroom, two bathroom residence of some 500sqm with very good planting and landscaping, situated at the corner of Ridge Road and McGiven Place. Wide views and outlook, very good presentation.

36 Oregon Park, Dairy Flat - sold June 2010 $2,850,000 - 2.5 ha block, reasonably central location, quality new 466sqm single storey residence plus extensive stables complex of some 186sqm with roofed over driveway links. Good landscaping and planting including feature pond and stone bridge.

104 Mahoenui Valley Road , Coatesville - sold June 2010 $2,900,000 - a large quality 500sqm Nautica home with a six bedroom layout with inground pool. Residence now some three years old, very good location close to all Coatesville amenities, smaller 1 ha lifestyle block. Previously purchased from Nautica Homes in May 2007 for $3,100,000.

82 Lennon Access Road, Stillwater - sold January 2010 $2,500,000. A larger land holding of some 7.6040 ha located on the upper reaches of the Weiti River, warmer northerly aspect, good quality subdivision, 340sqm 1990s residence of good quality and presentation.

10 John Brown Drive, Redvale - sold in October 2010 for $2,800,000. A smaller lifestyle block of some 2.5280 ha (6.25 acres) located just to the north of Okura in the Redvale locality, predominantly north to north east facing land, constructed on the property some four to five years ago is a substantial superior quality two storey 707 square metre residence with an excellent standard of fittings and amenities including an indoor heated swimming pool. Also provided on site is a 175sqm workshop shed, excellent site landscaping and planting. Rating Valuation $3,415,000.

49 Sunnyside Road, Coatesville - sold in March 2010 for $3,700,000. A larger land holding of some 9.87 hectares located in a premium position in Coatesville has resource consent for subdivision into a 4.96 hectare residential lot and a second lot of 4.1 hectares. The balance being taken as esplanade reserve. The principal development of the property as a two storey erected in the 1990s with a main floor area of 390 square metres plus some 55 square metres of roofed over verandahs. Good aspect, private situation. Other buildings include large barn/truck shed and stables and garaging of some 240 square metres plus a full size floodlit sand based equestrian arena. Excellent presentation and landscaping. Inground pool to the residence, fully heated. Rating Valuation $3,500,000.

108 Riverland Road, Riverhead - sold in August 2010 for $2,660,000. A 7.069 hectare lifestyle block with a predominantly 1990s 437 square metre residence. Good location and presentation, site development includes inground pool and quality landscaping, located on the foreshore of the upper reaches of the Waitemata Harbour. Rating Valuation $2,650,000.
